We had a perfect stay. The space was clean, comfortable, and exactly as described — plenty of room and very well set up. Landon was an amazing host, super helpful, responsive, and made everything easy from start to finish. Couldn’t have asked for a better experience and would absolutely stay here again. Highly recommend!

This home is just as described. Very clean and easy to access. I would recommend for a group of two families as there was two sets of laundry, kitchen and even living areas. Beds could be a bit more comfortable but overall they were good. There is an amazing brewery nearby with some of the best burgers we've ever had. Also highly recommend visiting Lakewood Ranch Main St. We stayed here for a soccer tournament and found the location to be practical and close enough. The host was very responsive but they do run a "tight ship" with lots of rules and fees. They were not flexible with checkout which can be challenging when you are travelling for sports. Besides the slight rigid customer service, everything else was 5 stars and we would recommend and consider staying there again. Overall a good option for the area.

My recent stay at Sea Gem (October 17–20) was absolutely wonderful. The home is beautifully designed, immaculate, and thoughtfully appointed with every detail in mind. From the spacious open-concept layout and modern kitchen island to the soft, comfortable beds and stylish décor, every space felt both luxurious and welcoming. The home was fully equipped with everything I could possibly need, making it feel like a true home away from home. The waterfront view, private dock, and pool created the perfect setting for relaxation, while the kayaks and paddleboards added a touch of fun and adventure to the experience. Landon was an exceptional host—professional, attentive, and clearly dedicated to maintaining a high standard of hospitality. His communication was prompt and friendly, and it’s evident that he takes great pride in offering guests a five-star experience. I thoroughly enjoyed my time at Sea Gem and highly recommend this property to anyone seeking a first-class coastal retreat.

Early Check-In

There are no early check-ins allowed in this home without prior approval.

The water canal is home to a variety of marine life, including dolphins and other wildlife. It’s an incredible spot for nature-watching, but please observe from a distance and do not attempt to feed or touch any animals.

Quiet hours are from 10 PM to 9 AM. We kindly ask that you refrain from hosting parties or creating excessive noise during your stay, as we strive to maintain a peaceful environment for both our guests and neighbors. Amplified outdoor sounds are strictly prohibited, and outdoor speakers may not be used after 8 PM.

The pool is available year-round. From November 21st to April 1st, the pool is heated at no extra cost. Outside of these dates, the Florida sunshine does an incredible job at warming the pool, but heating will be available for an additional $25 per day with a 5-day minimum.

Please contact the Concierge team at least 72 hours before your arrival if you would like the pool heated during your stay.

This is a pet-free hypoallergenic space. No pets are allowed inside the home to maintain a hypoallergenic area as much as possible for our guests’ comfort.

This home follows a strict maximum occupancy rule of 10. Please make sure that the total number of guests accompanying you (including both children and adults) doesn’t exceed the indicated maximum occupancy above to avoid cancellation of your stay and additional fees.

Cancellation policy

This property follows BNB Breeze’s standard cancellation policy.

Cancellation policy

1. Refundable Bookings
Cancellation Deadlines
• For stays under 15 nights, you may cancel or reschedule up to 14 days before check-in for a full refund. For stays 15 nights or longer, the cancellation window is 60 days.
• For some homes, a 30-day deadline applies — this will be clearly shown before you book.
• Cancellations must be submitted before 4 PM EST on the deadline day to qualify.
After the deadline - Fair-Refund policy
• If you cancel after the deadline:
• BNB Breeze will relist your dates and automatically refund you for any nights that rebook.
• The refund per night will be the lower of the original price or rebooking rate.
• Nights that do not rebook are non-refundable.
2. Non-refundable Bookings
• If you selected a Non-Refundable rate at checkout, the booking cannot be changed or canceled, and no refund will be issued.
3. Half-Now-Half-Later Bookings
• The first half of your payment is non-refundable.
• The second half may be refunded according to the standard cancellation policy.
4. Date Changes & Rebooking
• Once a stay is canceled, you can't rebook the same dates yourself.
• If you need help choosing new dates, our Concierge team is happy to assist.
5. Transfers to Another Guest
• You may transfer your booking to someone else at no charge.
• Just contact the Concierge with the new guest's name and email.
• The new guest must accept the transfer for it to take effect.
6. Policy Match Guarantee
• If a better price is available for the same property on Airbnb or the owner's site, contact the Concierge — BNB Breeze will match it.
